BMS Service and Upgrades at the Oculus: Revitalizing a Landmark

Managed by Unibail-Rodamco-Westfield, the property supports a vast network of retail and transit systems under its soaring, winged structure. In early 2024, T.M. Bier & Associates (TMBA) was selected to take over BMS service operations for the Oculus.

Dave Hartney has been with T.M. Bier & Associates since May 15, 2000, but his roots in the HVAC world go even further back. Growing up in a family full of HVAC professionals, it was almost inevitable he’d land in the same industry. At his father’s suggestion, Dave pursued building automation—something that required more problem-solving and less physical strain—and never looked back. He started his career running conduit, pulling wire, and hanging panels as a technician’s helper. Over time, his curiosity, drive, and commitment to quality helped him rise through the ranks, eventually becoming Install Team Manager.
Case Study: One Worldwide Plaza BMS Modernization
Located at 825 Eighth Avenue in Manhattan’s Hell’s Kitchen neighborhood, One Worldwide Plaza is a 50-story, 778-foot-tall commercial office tower completed in 1989. Known for its distinctive pyramid-shaped roof and postmodern architecture, the building remains a key fixture in New York City’s skyline. In 2023, T.M. Bier & Associates (TMBA) was selected to lead a full retrofit of the building’s antiquated Johnson Controls BMS, replacing it with a modern Distech Niagara system.

Case Study: Building Management System Installation at White Plains Hospital
T.M. Bier & Associates recently completed a critical Building Management System (BMS) installation at White Plains Hospital’s Center for Advanced Medicine & Surgery (CAMS) building in New York. The hospital, in partnership with Turner Construction and AKF Engineering, opened the state-of-the-art CAMS building in 2021 as part of their ongoing campus transformation efforts. This project featured the integration of a Schneider Electric Ecostruxure BMS, designed to manage critical environmental controls and optimize hospital operations.

TMBA undertook a significant building management system (BMS) retrofit at 375 Hudson Street in NYC, a landmark 18-story office building completed in 1987. With a total area of 1.12 million square feet, the building achieved LEED Gold certification following a green retrofit in 2010. TMBA’s BMS retrofit project, initiated in 2019, aimed to modernize the building's infrastructure, improve energy efficiency, and support the client’s sustainability goals.

Steve earned his BSME from Hofstra while he was also learning to fly. He originally wanted to become an airline pilot! But then his first job out of college was at TMBA and the writing was on the wall. He started with us January 1993 as an Assistant Engineer and now he is a Vice President running the Service Division. He has grown the Service Department from 6 to 22 employees … and growing.
