Alexandra Ungerleider grew up in Bayside, Queens and now lives in Edison, New Jersey with her husband and two young sons. They purchased her husband’s great-grandmother’s home a few years ago—what started as a practical decision turned into a great starter home for their family. A New Yorker at heart, Alex brings that energy with her wherever she goes.

At the heart of Lower Manhattan, the Oculus at the World Trade Center stands as both a transportation hub and an architectural icon. Managed by Unibail-Rodamco-Westfield, the property supports a vast network of retail and transit systems under its soaring, winged structure. In early 2024, T.M. Bier & Associates (TMBA) was selected to take over BMS service operations for the Oculus.

Dave Hartney has been with T.M. Bier & Associates since May 15, 2000, but his roots in the HVAC world go even further back. Growing up in a family full of HVAC professionals, it was almost inevitable he’d land in the same industry. At his father’s suggestion, Dave pursued building automation—something that required more problem-solving and less physical strain—and never looked back. He started his career running conduit, pulling wire, and hanging panels as a technician’s helper. Over time, his curiosity, drive, and commitment to quality helped him rise through the ranks, eventually becoming Install Team Manager.

Located at 825 Eighth Avenue in Manhattan’s Hell’s Kitchen neighborhood, One Worldwide Plaza is a 50-story, 778-foot-tall commercial office tower completed in 1989. Known for its distinctive pyramid-shaped roof and postmodern architecture, the building remains a key fixture in New York City’s skyline. In 2023, T.M. Bier & Associates (TMBA) was selected to lead a full retrofit of the building’s antiquated Johnson Controls BMS, replacing it with a modern Distech Niagara system.

As a Sales Engineer at T.M. Bier & Associates, Jeffrey Florek thrives in a role where no two days are ever the same. From managing large retrofit bids to supporting key accounts like Rockefeller Center and Estée Lauder, Jeff balances technical expertise with the dynamic demands of the sales world. “A typical day doesn’t really exist in this job,” he admits. Between developing proposals, meeting with customers, handling change orders, and fielding countless emails, Jeff has learned to navigate a fast-paced environment where adaptability is key.

The project replaces outdated controllers with next-generation Schneider Electric controllers to ensure the facility’s operations remain reliable and efficient.

T.M. Bier & Associates recently completed a critical Building Management System (BMS) installation at White Plains Hospital’s Center for Advanced Medicine & Surgery (CAMS) building in New York. The hospital, in partnership with Turner Construction and AKF Engineering, opened the state-of-the-art CAMS building in 2021 as part of their ongoing campus transformation efforts. This project featured the integration of a Schneider Electric Ecostruxure BMS, designed to manage critical environmental controls and optimize hospital operations.

TMBA undertook a significant building management system (BMS) retrofit at 375 Hudson Street in NYC, a landmark 18-story office building completed in 1987. With a total area of 1.12 million square feet, the building achieved LEED Gold certification following a green retrofit in 2010. TMBA’s BMS retrofit project, initiated in 2019, aimed to modernize the building's infrastructure, improve energy efficiency, and support the client’s sustainability goals.

This event brought together nearly 70 Master EcoXpert Partners from 35 countries, focusing on the themes of Digitize, Grow, and Impact. In 2020, T.M. Bier & Associates (TMBA) embarked on a comprehensive Building Management System (BMS) project for Warner Bros. Discovery (WBD) at their headquarters located at 230 Park Avenue South, New York City. The project, initially estimated to last 4-5 months, spanned over two years due to unforeseen complications caused by the COVID-19 pandemic and supply chain disruptions. Despite these challenges, TMBA successfully delivered an advanced BMS that met the evolving needs of WBD.

For decades, T.M. Bier & Associates (TMBA) has been a trusted Building Management System (BMS) vendor for the Hospital for Special Surgery (HSS), one of the most prestigious orthopedic hospitals in the United States. TMBA's enduring partnership with HSS highlights its commitment to excellence and innovation in managing complex healthcare environments.

Steve earned his BSME from Hofstra while he was also learning to fly. He originally wanted to become an airline pilot! But then his first job out of college was at TMBA and the writing was on the wall. He started with us January 1993 as an Assistant Engineer and now he is a Vice President running the Service Division. He has grown the Service Department from 6 to 22 employees … and growing.
